Everything homeowners need, all in one place.

Every situation is different. We start with yours, find the way forward and take care of the rest.

We work with lenders who care more about the equity in your home than your income or credit score. Tell us what’s going on, and we’ll match you with the right one.

They kept their home.

The city was threatening to send their house to auction. We got them financed, paid off the arrears and helped them rebuild their credit. Today they have a new first mortgage, and they’re still home.

Stay in the home you know

Retired, or close to it. A fixed income that doesn’t stretch like it used to. Whatever’s going on, we’ve seen it before, and we won’t judge.

We started Lighthouse so Ontario homeowners would have someone in their corner who listens first. We’ll tell you plainly what’s possible, lay out your options and stay with you until your mortgage closes.

See what I qualify for

Sound familiar?

Whatever brought you here, we can help. Pick the one that fits, and we’ll take care of finding the right solution.

How it works

Three steps, and you only have to do the first one.

1

Tell us what it’s for

Answer a few quick questions, or call. We start with what you want the money to do, not a pile of forms.

No judgement
2

We find the right lender

We know the reverse mortgage lenders and how each one works, so we match you with the one that fits and walk you through why.

No pressure
3

We take care of the rest

Once you say yes, we handle the lender and the paperwork through to closing. Before anything is signed, a lawyer you choose walks you through it.

You decide when to move

Questions people ask us

Plain answers to every question, before you decide.

It’s a loan secured by the home you already own, for homeowners 55 and older. You take money from the equity in your home, all at once, monthly or a mix of the two, and there’s no monthly payment. The balance, interest included, is repaid when the home sells or you move out for good. Paying some or all of the interest along the way is up to you.

No. The title stays in your name. You can stay for as long as it’s your main home and the property tax and insurance are kept up.

Reverse mortgage lenders go up to 55% of your home’s value. Age matters most: the older you are, the higher the share. Your number also depends on the type of home, where it is and the lender that fits. A quick call will tell you.

The home is sold and the sale repays the loan plus interest. Whatever is left goes to you or your estate. Your family can also keep the home and repay the loan another way, usually within 6 to 12 months. Your estate won’t owe more than the home sells for, because reverse mortgages in Canada come with a no-negative-equity guarantee.

No to both. The money is borrowed, not earned, so it isn’t taxed or counted as income. OAS, CPP, GIS and other income-tested benefits stay as they are.

Talking to us doesn’t affect it. We ask before any step that involves a credit check.

Whatever’s going on, we’ve seen it before.

Let’s talk it through. Tell us what’s going on and we’ll show you your options and take care of the rest. It costs nothing to get good advice.
